Preventitive Maintainance

WHY PLAN?

If you plan ahead and prevent problems from arising or getting worse, You will save yourself plenty of money and heartache.

WHAT IS MAINTENANCE?

Maintenance is the work necessary to keep your investment property  in a good state of repair to maximise its value and your tenants   comfort.

If your investment property was built or received building consent before 1992, you are responsible for making sure it continues to meet the New Zealand Building Code requirements.

Maintenance includes everything from regular cleaning to repairs and replacements. It can be a job as small as changing a tap washer , or as large as repainting the whole house , or replacing the roof.

BENEFITS OF GOOD MAINTENANCE?

Maintaining your Investment Property will:

- Save you money  by allowing you to have the problems fixed before they
  get bigger.
- Make it more comfortable for a tenant to live in.
- Make it more attractive for a tenant to rent.
- Ensure it is safe and secure  for tenant to live in .
- Help to hold it's value.

MAINTENANCE OF NEW ZEALAND HOMES

On average , New Zealand Landlords (Business Owners) are not maintaining their Investment Properties as well as they should be.
Most wait until a defect is visible before doing anything about it.
They do not spend enough on early maintenance to keep them in good condition.

SCHEDULING MAINTENANCE

We recommend that it is best to have a regular maintenance schedule in place.

To do this , we believe that there are Four main approaches to Maintenance:

1) Carry out regular  Preventative Maintenance, such as cleaning the roof and walls as this will help prevent some common problems from occuring.

2) Carry out Repairs as they are needed. This prevents small problems from becoming Big problems. i.e  A leaky roof can destroy a ceiling if left unfixed.

3) Plan ahead for major maintenance tasks such as re-painting the property or re-roofing, so you have the money available when the work is needed.

4)Be Prepared for emergencies. Know where and how the water, gas, and power supplies turn off.

Everything that keeps  your Investment Property tenantable, and structually sound needs to be maintained. From foundations to roofing, cladding to plumbing, electricity supply to interior wall linings.
